Metal roofing has been around for many many years but didn’t become
popular until the last decade or so. So why go with a metal a roof? .
First of all metal roofing comes in many different styles, shapes, and
thicknesses. You can choose between exposed fastener panel systems, concealed fastener panel
metal roofs and even stone coated metal roofing systems. Metal roofs are available in looks that imitate
slate, cedar shake clay, and stone coated tiles. There are even metal roofs that
look like shingle roofs.
Metal roofs average thickness is from 22-30 gauge :22 gauge being a lot
stronger then 30 gauge. Now some styles only come in a certain gauge,
like the prefabricated stone coated roofs. Roofs, like exposed
and non exposed metal panel systems, can be fabricated into almost any
thickness or metal type from galvanized steel, stainless steel
galvalume, copper, brass aluminum, as well as painted metals.
Now I’m going to talk about choosing the right metal roof. It is very
important to choose the right roof, based on experts opinion and not based
on how cheap you can get the style of roof you want . The reason
for that is not all metal roofs will last forever even though the
metal itself will. If you are installing a metal roof on a commercial
warehouse style building that is 50,000 square feet, and you are on a
budget, an exposed fastener metal roof panel system makes sense. Why you
ask? Because in most cases it will cost much less then concealed fastener
metal roofing system. The main reasons for the price difference is
accessories used, as well as labor cost. Often times they manufacture the
exposed fastener panels in a thinner gauge metal as well. When it
comes to your home, I recommend never using a exposed fastening panel
system, because the exposed fastener systems tend to fail
from 3- 10 year period and will need to be repaired. Whenever it is necessary to repair this type of system, it is a a major
eye sore. Most leaks in exposed fastener metal roofs come from the neoprene washers either failing or
just dry rotting due to weather. Concealed fastening metal roofs will
stand up to the test of time, if installed properly. I have even seen
100 year old copper roofs that have withstood hurricanes with no
leaks. Last but not least, concealed fastener systems are just the most esthetically pleasing of all the metal
roofs. I even installed one on my own home.
Metal roof styles like stone
coated metal, or designer slate tile cedar or shingle metal roofs will
still last a long time. Although they will not hold up as long as a concealed fastening standing
seam system, you still expect to get 50 or more years out of them. These
style of roofs come in many different brands, some being better then
others, so i will tell you what to look for when choosing this type of
metal roof. First, which we have already talked about, is the gauge and
the thickness of the metal. Roofs like these should be
anywhere from a 26-28 gauge metal because they get their main strength from
the bends in the metal and not the thickness of the metal itself. A panel style metal roof system is usually flat, so you need to use a
thicker gauge of metal. Secondly, is the most important factor for these
types of metal roofs. How often does the manufacture change styles and
colors of their product? If they discontinue a style or color and its
the one you have, how are you going to repair your roof? The answer is that you will basically have a metal roof that is mismatched.
Some manufacturers, which are the ones you should choose, never
discontinue styles or products because they have the customer in mind
Now lets talk about what goes under the roof. You should never use
asphalt based or a felt paper under a metal roof. You have spent too much money and research to cut corners. I highly recommend using a synthetic
under layment, or ice and water shield. Ice and water shield should always
be installed in valleys and around flashings and penetrations as well.
Now lets discuss choosing the right metal roofing contractor. As a consumer, you need to make an educated choice. You need to find out if he has ever installed a metal roof. Not all roofing contractors understand metal roofing. Installing metal roofs require a much higher skill level, compared to installing a shingle roof. Ask for references and go out and drive by houses they have completed. Make sure he can answer all your questions to your satisfaction before you proceed with signing a contract.

First off a roof is a very big investment not just monetarily but it protects your family or bushiness from the elements as well. There is over 5,000 roofing companies in the Houston, Texas area alone. The majority of them only specializing in shingle roofs. Why is this important to know well would you let a dentist work on your eyes I think. Any roofing company can sell you the majority of roof types on the market but do they have the skills knowledge and crew members to install them properly. From my experience in the industry most roofing contractors can install a shingle roof in a few days time and leave a smile on your face. When it’s comes to metal, slate, tile, low slope flat roofs their are very few contractors I would let touch my roof. The reasons are the detail time and your investment involved. Where a shingle roof can be installed in a day or two. Some other roof types may take weeks even months depending on size and detail of the project. Now I will go into detail about why you must choose very carefully your roofing contractor.

1: Are they certified by the manufacture of they roofing products they are installing?
Keep in mind not all manufactures have a certification program.

2: If they are certified do they score high on their completed projects by the manufactures score chart.

3:Ask them to let you see some of there completed work and speak with their customers. Pictures are nice but anyone can take a picture of a roof and claim they did the work

4: How did they represent their company. If they talk down on their competitors that’s not a good sign. They should be giving you the knowledge info and time you deserve. Your time is valuable and should not be wasted with nonsense.

5:Has your sales person actually installed roofs personally or does he just talk a good game.

6: When and if you choose to move forward with your project will their be a project manager on site or visiting your project frequently.

7:You should never have to pay to receive a estimate as long as you already own the property

8: And one of the most important factors do you know how to locate your contractor after the project is completed if you have issues. Why I bring this up is because alot of roofing contractors are known in the business as storm chasers. Which means they show up when storms hit then disappear. The best way to avoid hiring a storm chaser is make sure you contact them and they just don’t come knocking on your door.

9: Does your contractor have a large media or large presence on the Internet if so that’s good that means they are confident in their work and are probably not storm chasers. The reason is they don’t mind sharing info on them and have no worries about you having problems or being contacted if problems do arise in the future.

10:Make sure you go over the contract thourghlly and so there will be no frustrations during or after the project because y’all disagree about something not on or that is on the contract
